Valuations - Urgent Short Term Finance

Often, we rely on previous valuations because of time limitations, enabling settlements within 2 – 5 business days. For this timeframe, the Loan-to-Value Ratio (LVR) must stand at 60% or lower on a standalone basis (with potential adjustments for additional properties and other assessments), coupled with a clear repayment strategy. Otherwise, new valuations become necessary. Valuations pose the primary obstacle to loan progression. It’s advisable to consult local experts and obtain written advice from sales agents to avoid potential delays.

Funding Availability

Property asset lending is determined by asset values, product demand, borrowers’ business profiles, and repayment strategies. Loan Offers come with a specified acceptance deadline. If, for any reason, we cannot proceed, we will promptly notify you, and there will be no additional costs to the applicant.

What is a bridging loan? 

A bridging loan or short term finance is a short term loan which ‘bridges” the gap between the money needed now until a event takes place to repay the loan either by settling a property or refinancing a loan. This bridging loan sits over and above the existing loan. Generally the loan period is between 3 to 12 months.
