Whilst the project had strong financials and fundamentals, with less than 20% presales, many additional buyers were waiting for construction to start. The client had worked with his bank for 20 years but unfortunately the bank advised they were no longer funding construction without debt cover.
We structured a competitive single mortgage stretched to a higher LVR of 72%. 8% pa and 1.5% line fee.
ACMF ranked last in the debt structure. We teamed up with an Investment Fund providing the bulk of the construction funds, topped up by ACMF. The project successfully commenced and our client was happy knowing the funds were paid promptly, settled and moved fast.
